Built for agents, developers, and homeowners

An evening open house or broker event lives or dies on how the property feels after sunset. We design lighting and AV that presents high-value Southern California homes at their best for brokers, developers, designers, and owners — architectural exterior lighting, landscape and pathway lighting, pool and water-feature lighting, interior accent lighting, and art and architectural-detail lighting, with ambient sound, LED displays for branded visuals, and DJ or entertainment production when the event calls for it. Power distribution, discreet installation and removal, and on-site technical operation are handled by our own crew.

Production that supports the property

The best production at a showing is the one guests don't consciously notice — they simply feel that the home is extraordinary. We keep equipment hidden, levels restrained, and sound ambient, so attention stays on the architecture and the space. We have supported events at luxury and high-value properties, including estates in approximately the $12 million–$20 million range — a factual example of the caliber we work with, not a minimum or a promise for every project.

Frequently Asked Questions

Estate open-house & broker-event questions

Answers for agents, developers, designers, and owners.

How is lighting designed for a luxury-property open house?

Lighting is designed to show the property at its best after dark and support — not overpower — the architecture. We layer architectural exterior lighting, landscape and pathway lighting, pool and water-feature lighting, and interior accent lighting so the home photographs beautifully and feels inviting during evening viewings.

How can production enhance a property without overpowering it?

Restraint. We use warm, tasteful levels that highlight the home's best features and guide the eye, keep equipment discreet and hidden, and distribute sound at an ambient level. The goal is that guests notice the property, not the production.

Which architectural features should be illuminated?

Typically façades and entry, rooflines and columns, key landscape and specimen trees, pathways for safe navigation, pools and water features, and interior focal points and art. We select features with the listing team so the lighting reinforces the property's story.

How is sound handled at a showing?

Discreetly. Ambient audio is distributed at a low, even level to set a mood without dominating conversation, and we can add DJ or entertainment production for launch parties and broker events when appropriate.

What power and access planning is required?

We plan power distribution and load, cable routing, and install and removal access in advance with the property or listing team, so setup and strike are clean and the home is left exactly as found.

How is client and guest privacy protected?

Discretion is standard. We keep property details, addresses, and any guest information confidential, and never share media without permission. For sensitive listings and events we use neutral references such as “private luxury estate, Los Angeles area.”
